Energy Star | Green Globes | LEED – EBOM
NOI Engineering has a unique view and approach relative to the pursuit of LEED-EBOM certification no matter the asset type. Our approach has been tailored to suit our client’s needs based on field experience in light of inappropriate scopes from quasi competing firm strategies.
Specifically, the vast array of overly exhaustive scopes (hence our use of the term ‘inappropriate’) by seemingly competing firms were formulated without regard to the asset type and existing conditions with the idea that any building can and will receive LEED certification. Of course, their fees reflect this. It is with this recognition of current industry trends that NOI Engineering distinguishes itself, namely by implementing a multiphase diagnostic approach. Our scopes have been customized based on a phased sequence to address existing building conditions; initially to establish a datum, or benchmark. The initial benchmarking is critical in our view to determine feasibility and the nexus for which further pursuit can be determined. A typical metric includes, just how far away is the asset from meeting minimum en
ergy efficiency prerequisites such as Energy Star? Beyond a few points can be non-trivial and the cost for correction can be substantial. Instead of moving on to a costly full blown mechanical system overhaul, NOI Engineering has to chosen to pause, reflect, and convey to our clients the ramifications. In other words, we let the Client decide whether costly improvements merit the pursuit of LEED-EBOM
HVAC Optimization | Existing Building Commissioning | Energy Audits
Although this subject can easily merit a novel of its own, let’s ask only a few questions and then elaborate.
How many plants have you seen running two chillers at half load, for example? Is the chilled water reset causing more power consumption due to increased fan speeds? Where exactly is that duct pressure transducer located? These are just a few examples of possible hundreds of potential issues that can impact a buildings performance.
Affecting the bottom line by building retro-commissioning, executing an energy
audit, or optimizing dynamic HVAC systems, are all at NOI Engineering’s core. As our name implies (Net Operating Income - NOI Engineering), we specifically target your bottom line by decreasing the utility line item. Conversely, pursuing 3rd party requirements such as LEED-EBOM is another tangible bottom line driver and, in either case, NOI Engineering can provide.
NOI Engineering assists utility companies, commercial building owners, as well as federal, state, and local facilities understand the true impact of their building operations and equipment. Regardless of scope, facility energy consumption and demand profiles can be established and, leveraged with our inspection of in situ equipment, can be engineered to positively impact your organizations bottom line. The ultimate outcome is to help building owners and operators understand energy implications of operating building systems or, isolate and fiscally prioritize equipment that can be modernized or replaced. In either event, the sole mission of such a strategy is to improve building performance. Consequently, a properties Energy Star rating can increase yielding greater LEED points, increase cash flow and building value at disposition, and reduce “carbon footprint” by mitigating CO2 from reduced energy consumption.
Typical NOI Engineering audits include simple walk-throughs, ASHRAE Level II audits, investment grade detailed engineering studies, combination thereof, or full blown exhaustive tours inspecting every VAV box. Contact NOI Engineering for a scope that best fits your needs.
Renewable Energy Feasibility Studies
The growing interest in alternative forms of energy, particularly solar electric and solar thermal, have become quite appealing for a number of reasons. Attractive incentive programs from both the government and utility providers and decreasing solar hardware costs have merged and made feasible the implementation of solar power on a significant number of asset types.
NOI Engineering can analyze and determine the feasibility of such systems remotely in concert with onsite management and maintenance personnel. From here, incentive amounts and payback projections can be calculated and the decision to pursue contractor bids as a result can then be determined.
This innovative approach further underscores NOI Engineering’s determination to positively affect your organizations bottom line.
Prioritization of Capital
With the variety of building systems and differing levels of sophistication, NOI Engineering has developed strategies on how best to approach capital improvements. The emphasis is not solely base on estimated-useful-lives (EUL’s) or complete equipment replacement, but rathe
r actual equipment and building operations and the financial impact on the proverbial bottom line. Further, determining which system replacement type or upgrade is most appropriate can be quite demanding and difficult due to the sheer number of manufacturers and system types. Simply taking sales representative’s energy savings estimates for the basis of payback, for example, can be quite the leap of faith. After all, just how easy is it to replace that several ton chiller once in place and not performing?
With no product to sell but only the accuracy of our words, NOI Engineering is poised to assist you with determining the appropriate allocation of your capital.
