NOI Engineering’s key personnel backgrounds include an extensive array of due diligence experience that has provided exposure, acceptance, and reliance to a number of companies in various commercial real estate arenas. It is primarily this exposure which led to the conception of NOI Engineering, specifically inquiries from client relationships requesting additional energy related service offerings.
NOI Engineering is further distinguished by our continuity of experience in the real estate arena with a collective 30+ years of professional real estate due diligence covering hundreds of projects. Our team includes degreed and accredited engineers ranging from Mechanical to Architectural/Forensic concentrations as well as a group of individuals well accomplished in commercial real estate arenas.
Although the terms “engineering services” or “engineers” have become loose in concept and often a description of any technical service, our engineers possess a variety of accreditations and certifications. Selected accomplishments include; State Licensed Professional Engineers and Engineers-in-Training, Certified Energy Managers, Certified Green Building Engineers and LEED Accredited Professionals.
NOI Engineering is active with organizations that keep us apprised of industry standards and changing technology. These organizations include ASHRAE, AEE, BCA, ULI, NAREIT, BOMA, NTAEE, USGBC, RPIC and CSI. NOI Engineering’s focus is to provide Energy and Sustainability Due Diligence™ to Private Equity, Value-Add and Opportunity Funds, REIT’s, Financial Institutions, Pension Funds and Property Managers relative to their investment acquisition activities or current holdings.
Although “Value-Add” has become commonplace to describe and/or justify practically any engineering consulting service, no single firm provides any direct measurable affect toward the NOI of currently held or potential acquisitions. In line with NOI Engineering’s mission statement and equally elevated in importance, we offer investment grade physical due diligence offerings.
The growing movement of companies wishing to reduce their environmental impact may well find NOI Engineering’s service offerings beneficial, albeit in an indirect way. Common approaches involve an attempt to reduce their “carbon footprint” by simply changing electricity service providers to a source producing alternative renewable “green” energy ( such as wind power), with no deliberate plan to address their facility energy demands.
